Well, you both have good points! without knowing your financial situation, I am inclined to say to build a house. If building a house and getting the loan to do that will put you in a financial bind then you may want to really think about that one! If its something you can do and still live comfortably without scraping by week by week-the I say do that. This will be an investment.
If your trailer just needs some fixing up here and there-it will be sooo much cheaper than building, but I wouldn't put thousands into the project if you can help it. The value will only go down on the trailer, but up on the house.
Any remodeling that requires the relocation of plumbing, electrical, structural, or HVAC has to have a permit. If you are just taking of some tile and replacing it or something similar then you don't need a permit.
It depends on many factors. Location is always the most important. Are you living where you want to live?
The second question is, what will the remodel do to the value of the house? If the value is much higher than neighboring houses, it would not pay to add on.
third question is where would you want to move to? How much you are willing to spend on a new house is a factor.
Figure $100 per square foot as the remodel cost. Two bedrooms, two closets, bath, bath closet, hall, stairs, wall space. Five hundred square feet would be $50,000.
When people "move up" they usually spend $35,000 to $45,000 for a better home. So it would be cheaper to move up.
Further, doing a remodel is a massive headache. You would have to find temporary living arrangements for about six months. And you would have to keep daily tabs on the contractors to make sure they do things right.
If you move up, you only have to find the house you want, buy it, then move in.
Remodeling grants are available, but not easy to get. Otherwise every single homeowner in America will just apply for it and get Architectural Digest-worthy homes
You can go to the Catalog of Federal Domestic Assistance (CFDA) http://www.cfda.gov and Grants.gov http://www.grants.gov – these are two sites created by the federal government to provide transparency and information on grants. Browse through the listings and see if you can find any grant that would support home repairs.

USES AND USE RESTRICTIONS
Loan funds may be used to make general repairs and improvements to properties or to remove health and safety hazards. Grant funds may be used only to pay for the costs for repairs and improvements that will remove identified health and safety hazards or to repair or remodel dwellings to make them accessible for houshold members with disabilities. Loans and grants are typically used for repair or replacement of heating, plumbing or electrical services, roof or basic structure as well as water and waste disposal systems, and weatherization. Loans bear an interest rate of one percent and are repaid over a period up to 20 years. In addition to the above purpose, loan funds may be used to modernize the dwelling. Maximum loan amount cannot exceed a cumulative total of $20,000 to any eligible person and maximum lifetime grant assistance is $7,500 to any eligible person. The house must be located in an eligible rural area which does not exceed 10,000 population. Some places with populations between 10,000 and 25,000 may be eligible if not within a Metropolitan Statistical Area (MSA). Assistance is available in States, the Commonwealth of Puerto Rico, the U.S. Virgin Islands, Guam, American Samoa, the Commonwealth of Northern Mariana's and the Trust Territories of the Pacific Islands.
Applicant Eligibility
Applicants must own and occupy a home in a rural area; and be a citizen of the United States or reside in the United States after having been legally admitted for permanent residence or on indefinite parole. Loan recipients must have sufficient income to repay the loan. Grant recipients must be 62 years of age or older and be unable to repay a loan for that part of the assistance received as a grant.
I have been a builder for over 35 yrs. I would tell you to insulate and seal up the cracks around door jams,outlets and windows. Over kill in insulation in attics and crawl spaces. Use premium windows. This can literally save you a thousand dollars a year in heating and cooling costs.
Bathrooms and kitchins will bring you more of a $ return than living rooms and bedrooms. Dont forget lighing in the bathroom, Its one of the biggest complaints I hear from women. under cabinet lights to accent your counters will leave no blind spots in the kitchen
Dont forget the trim package, people always get $ short at the end of the project. With some crown moulding and chair or picture rail and it will add that "special look" that will make your house show that it's "a touch above".
Its all those small touches, not the big expensive things that seem to transform your remodel into a your "castle.

Think of that $50,000 as cash money owed. It's a lot of money and with this uncertain and clearly bad economy you probably can't afford more debt. The first thing you should be doing is fixing what you have. Maybe you could utilize bunk beds until you can afford to add an addition or move. In the condition it's in you might be upside down on your mortgage so selling would only compound the problem. If you really work at it, a large family can live well in a small house.
Edit: You might be able to get a grant to fix all those structural issues. If you are eligable for it, it could solve all your housing problems. Call 211 or you state representative's office for information on the application. I know someone who did this and they fixed her house like new (about $40,000 worth of repairs and upgrades). If I were you, I would file a report to the Better Business Bureau and since they defrauded you out of your money, you should call the police department and file a fraud complaint.
The guy that took your money may not even work for a building company. His profession may be fraud. It happens all the time. Always call the Better Business Bureau for a report on a company and call their references before you give them any money. If they are a member in good standing with the BBB and their references check out, they are probably OK. http://search.bbb.org/
One more thing:
If you paid him with a visa or mastercard credit card you can reverse the charge and the card company will take the money back out of his back account. Visa and Mastercard guarantee that their merchants will deliver or your money back.

Word of mouth is the best source. Ask your friends and neighbors. Or, if you contact someone from the phone book or an adv, ask for references.
You can rent a bobcat to clear the area for $300-$350/day However you can hire someone with a bobcat for $35-$50/hr
You need a permit from your local city or county. Ask for the codes department, they will get you started. You will have to contact them throughout the building process to inspect your progress.
Your need to have a survey – Place stakes to show how/where the house will sit on the land.
Plan on $6-7,000 for the foundation if the soil is suitable for building, If not you may have to put in pears(more money)
All plumbing, electrical, HVAC need to be done in compliance with your local codes. If you do this yourself make sure you know what your doing!
You can probably get the minimum HVAC system for about
$5,000 with no duct work. (2-3k more with)
Ranch houses require more foundation, Duct work, wiring, plumbing, etc. and will cost more.
Building a house is a big job…It will cost a lot more if you don't know what your doing. I acted as my own general contractor in 2001 and built a 1600sf house, it cost around 110,000 with out the lot. I constider myself to be fairly knolledgable about this stuff, I have family in the construciton business and I still made mestakes.
Cheep is not (in my onpinion) the best plan to start building a home. You will end up replacing things sooner and it will cost more in the long run.

People sell unpermitted remodels all the time.
Building inspectors are not always thorough and actually have declaimers in the permits which say that although inspected and passed, the city/county makes no guarantee of property workmanship.
Pay the inspection fee and call it money well spent. Cost is usually $300-400. If they find nothing, great – if they find something, then at least you are buying with your eyes wide open.
Beautiful things can break over time. Get yourself a home warranty too….
Think about how many lawsuits against developers of new construction are filed every year. Those buildings were inspected before the permits were signed off too…
Yes, I can tell you of a book that has everything in it. Popular Mechanics. Sold at the local book stores. You won't be without the book after you get it. I use mine a gazillion times! Byee
Materials have increased in price because of so much going to other countries (steel and concrete to China for one). The contractors still need to make a living, so they will not be giving their work away – they don't need the practice.
The walls are the same thickness so no problen there, but depending on the size and type of the home, look for the height of door that is where you will have to be careful to get the correct one.
The cost / Sq foot is going to be pretty close to the same..about $100-$120/sq ft. However, the basement may be less if nothing needs to gutted or re-plumbed or new electrical. Then your probably looking at only $75-100. Hope that helps.
