Custom Home Remodeling Increasing in Popularity

With home prices increasing and mortgage rates rising, many homeowners are opting to turn their current home into the home of their dreams through custom home remodeling.

The National Home Builders Association reports that approximately $280 billion was spent on home renovations in 20051. This amount is expected to continue to rise due to the concern for homeowners to add value to their existing home along with their desire to modernize their home. A custom remodel allows the homeowners to reflect their own style and individual tastes ? from integrating a theme to using unique styling and colors.

Two of the most popular custom projects consist of kitchen and bath remodels. These traditionally consist of incorporating a more luxurious look and feel to the existing rooms and may include adding custom products such as high-end tiling, fixtures or elements.

With the current trend in creating an ?open? kitchen and living area for entertaining, comes the emphasis of creating specialty areas specifically designed for individual family needs. With added square footage to open up an area, along with stunning granite countertops throughout, custom cabinetry, and stainless steel appliances that are as beautiful as they are functional, homeowners can now created a modern kitchen that takes center stage and looks fit for a gourmet chef to cook in.

The increasing desire for homeowners to remodel their homes can also be attributed to the increased interest in adding value to an existing home. By incorporating additional square footage, you?ve not only transformed the living space but you?ve instantly increased your home?s resale value. For example, a recent remodeling survey found a midrange remodel costing $10,499 would recoup 102.2% of its cost if the house sold within a year2.

Once you?ve made the decision to remodel, you?ll need to contact an experienced and reputable, licensed general contractor. When considering hiring a general contractor, it?s important to do your homework and thoroughly research your options. Your local homebuilder’s association is an excellent source to find out information on local and established general contractors. Also, ask the contractor for customer references and contact these customers to find out what type of work the contractor did as well as their opinion of the contractor.

What do you look for when hiring a contractor? Hiring the right contractor is detrimental to your remodeling project?s success. Below are some helpful tips to follow:

? Search for a contractor who specializes in the type of remodel job you are interested in.

? Find an experienced contractor who is established and has a presence within your community.

? It?s important to find a contractor who communicates with you and shows enthusiasm about the opportunity.

    Are you a certified contractor?? as well as Carpenter?? Are you talking physically building? or Selling ?
    Check with your local building commissioner! As to what Qualifing factors you need to build homes as they very from State to State!!

    Call the dealer who sells them and ask for names of people he has sold them to. You may not find a Buckeye owner. That's a model. You would get opinion on quality, maintenance, warranties, etc. from any Palm Harbor owner.

    A friend of mine bought one of their homes in TX. He was happy with them and didn't have any quality or construction issues.

    This site http://homebuying.about.com/cs/modulareducation/a/modularhomes.htm explains the difference between modular homes, mobile (manufactured) homes and site built homes.

    Modular homes are a little less expensive because suppliers deliver all of the materials to one site (factory). There are no costly building delays due to weather. And they are built to the same standards as site built homes. I think they look more like a site built home than a manufactured home.

    Depends on where you live. In Califiornia it would be $200-250 a square foot.

    Don Davis built custom homes in the 1950s? That's 58 years ago.

    Just how long do you think this guy planned to work?

    Assuming he was in his 30's in the 1950's (because he was established, man), he'd be pushing 90 now.

    Better check the local cemeteries.

    For the most part, it is considerably lower than a conventionally built home. There is a reason their price is attractive, and it ain't magic. Check everything out before making a decision.

    You definitely want to make sure that the contractor is licensed and bonded. This will save you in case he decides to dip before the jobs done. Experience is always a plus. I would try to contact some of his customers and see how satisfied they were.

    Cost and time are always important. If getting paid by the hour, I know a lot of guys that will try to drag a project out so that they continue to have work.

    I would also do some investigating on the subcontractors that the builder uses (for example the people that do the concrete, electrical, plumbing…)

    The rest of the things I would be concerned about really come during the building stages. Just watching them to make sure that they dont cut corners and use really cheap materials. It helps to know a little about construction industry otherwise you really would know what to look for if they were giving you the short stick.

    Make sure that you fully read the contract and understand it before signing it.

    There are a number of people who build in equestrian communities. For the most part, custom home builders are small companies that only do a few homes each year. A few larger builders have done tracts oriented toward horse people, but those are few and far between, and are the same people who build golf communities, lake communities, etc. As a recent graduate, your best course is to try to get into a homebuilding company to learn the business, then branch out into specialized construction.
